Looking for a Building
Hi Racers,
We’re looking for a place we can finally call home, a permanent location for P1 Mini RC here in the greater Phoenix area. Our goal is to find a 10,000–20,000 sq. ft. building with an open floor plan and plenty of parking to support large race days.
The biggest challenge so far has been balancing availability, cost, and early funding to get the doors open. That’s where we’re hoping someone in our community might be able to help.
Our first option is to rent a space. Unfortunately, most buildings are going for around $2 per sq. ft. per month, meaning rent alone could reach $20,000–$40,000/month before utilities and other building fees. As much as I believe the track and shop can sustain itself, that’s a tough number to make work right from the start.
Our second option is to purchase an existing building. Many available spaces are in the $1–3 million range, which could mean slightly lower monthly costs on the low end compared to renting. The downside is that many of these buildings lack enough parking or need major repairs, pushing total costs back up.
Our final and most promising idea is to buy commercial land and build a steel building tailored to our needs. With 1–2 acres, we’d have room for a large indoor track and plenty of parking. Land around Phoenix typically runs $300k–$500k per acre, and a full build-out with insulation, HVAC, plumbing, and electrical would total about $1.2-1.5 million. That’s actually much more realistic for long-term sustainability.
The two biggest hurdles are finding affordable land and securing the initial funding. To move forward, we’d likely need around $100k–$250k for the down payment and opening costs for purchasing a building, or even an investor interested in partnering for the entire amount of our building in return for ownership stake.
